The way people in Bratislava think about housing is changing. Renting is no longer seen as a temporary solution, but as a meaningful, long-term stage of life. Developer Lucron is responding to this shift by entering the build-to-rent segment and has already begun construction of the first large-scale purpose-built rental housing project in Slovakia, located in the Nesto district.<\/strong><\/p>\n\n\n\n

According to a study by BONARD, people aged 25 to 39 account for approximately 21% of Bratislava\u2019s population. This group is characterised by high mobility, frequent career changes, and a tendency to postpone long-term housing commitments.<\/p>\n\n\n\n

At the same time, the number of single-person households continues to grow, while the age of marriage and first-time parenthood is steadily increasing.<\/p>\n\n\n\n

\u201cBratislava benefits from strong demand for rental housing from young professionals, students, and international workers. This trend is further reinforced by later family formation, with the average age at the birth of a first child rising from 23 to 27 over the past 24 years,\u201d<\/em> says Samuel Vetr\u00e1k, CEO of BONARD.<\/p>\n\n\n\n

As a result, people are spending significantly longer in rental housing than in the past. However, the current housing supply in the capital has yet to fully adapt to this structural shift.<\/p>\n\n\n\n

Behind the data are real-life situations<\/strong><\/h2>\n\n\n\n

The change is reflected not only in statistics, but also in everyday life decisions. Qualitative research among young people in Bratislava shows that quality of life \u2014 and above all, stability \u2014 is becoming a decisive factor in housing choices.<\/p>\n\n\n\n

\u201cWhen we look beyond the data, we see real stories. Young people today are more likely to postpone buying a home, move more frequently for work, and are less willing to commit to a mortgage for decades. Renting is therefore shifting from a short-term phase to a lasting stage of life,\u201d<\/em> says Slavom\u00edr Hab\u00e1nik, Development Director at Lucron.<\/p>\n\n\n

This shift also exposes structural weaknesses in the rental market. \u201cWhat people often miss in rental housing is stability and predictability. The uncertainty that conditions may change at any time remains one of their biggest concerns,\u201d<\/em> he adds.<\/p>\n\n\n\n

Living without compromise<\/strong><\/h2>\n\n\n\n

The build-to-rent model directly addresses this gap between market reality and evolving lifestyle needs. These developments are designed from the outset as professionally managed rental schemes, with a single owner, dedicated operations, and clearly defined terms.<\/p>\n\n\n\n

\u201cCommercial rental housing today can respond to a wide range of life situations \u2014 whether related to study, work, or mobility. Professional management brings predictability, quality, and a fair relationship between tenant and operator. In other words, it delivers worry-free living,\u201d<\/em> explains Hab\u00e1nik.<\/p>\n\n\n\n

Experience from other European markets shows that professionally managed rental housing is becoming a stable component of the residential sector. Zeitraum, which manages a portfolio of approximately 2,000 beds in the Czech Republic and Poland with occupancy rates of 90\u201398%, sees strong potential in the Slovak market.<\/p>\n\n\n

\u201cIn many European cities, professionally managed rental housing has become the norm. Slovakia shares similar demographic and economic dynamics, and has a unique opportunity to shape this segment correctly from the outset,\u201d says Zdena Noack, co-founder and CEO of Zeitraum.<\/p>\n\n\n\n

First large-scale project in the Nesto district<\/strong><\/h2>\n\n\n\n

Lucron is developing its new build-to-rent project within the growing urban district of Nesto. Construction began in March 2026, with the project set to deliver more than 300 rental units. It is the first development of this scale in Bratislava designed exclusively for rental use and operated by a professional provider, laying the foundation for a new market segment in Slovakia.<\/p>\n\n\n\n

The project has been carefully prepared, including market analysis, product definition, and business model development. Zeitraum, as the future operator, has been involved from the earliest stages of planning and construction, helping shape the layouts and overall living concept.<\/p>\n\n\n\n

\u201cWhen designing the project, we focused on how young people actually live today. Housing is no longer just a place to sleep \u2014 it is also a space for work, relaxation, and community,\u201d<\/em> adds Hab\u00e1nik.<\/p>\n\n\n\n

The Nesto project targets a diverse mix of residents, including students, young professionals, and expatriates, with the operational model adapted accordingly.<\/p>\n\n\n\n

A new standard through strong partnerships<\/strong><\/h2>\n\n\n\n

The project brings together leading partners in market analysis, operations, and financing \u2014 including BONARD, Zeitraum, and Tatra banka.<\/p>\n\n\n\n

According to Danka Mor\u00e1vkov\u00e1, Head of Real Estate Financing at Tatra banka, rental housing is more relevant today than ever before. \u201cThere are several reasons for this \u2014 from rising property prices to decreasing affordability of home ownership. In developed European cities, commercial rental housing is a well-established model, but it has yet to fully emerge in Slovakia. Lucron\u2019s project is the first of its kind and scale in our market.
