We are excited to announce that the Vydrica project is entering a new phase – we have begun construction of our most exclusive building, the V4 residential building, which will stand directly above the historic Water Tower monument.
The V4 building represents an important project milestone. Located in the heart of the revitalized Podhradie district, it will offer unobstructed views of the Water Tower monument and the Danube waterfront. The exceptional nature of the building is witnessed to by buyer interest – 44% of the apartments have already been sold, even before construction begins.
There will be only 23 premium apartments in V4 with carefully designed layouts – from 56 m² to a spacious 156 m² four-room apartment with walk-in wardrobes in each room, three bathrooms, and a 20 m² terrace. Every apartment will have a terrace or balcony, with four apartments additionally featuring front gardens of up to 28 m².
Modern Architecture with Respect for History
The V4 building was designed by the šujan_stassel architectural studio and sensitively combines modern architecture with the historic environment of Bratislava’s Podhradie. The building is divided into three blocks, respecting the original division of the area. The elevated ground floor is designated for retail spaces, above which will be three full floors and two recessed floors with apartments. The building will be topped with slanted rooflines, connecting to traditional development.
The facade features brick cladding in a muted terracotta shade with emphasis on details and pattern variations that distinguish different parts of the building. Glass surfaces and terraces are complemented with shading elements to improve comfort.
Close to the V4 building will be a National Cultural Monument – the Water Tower. We are collaborating on its restoration with heritage conservators and the city council. The permitting process is currently underway, and we are waiting for a valid building permit for the first phase of the Water Tower area revitalization.
In the first phase, in accordance with the agreement with the City of Bratislava, we will revitalise the Water Tower area and it will then be opened to the public as soon as possible to create another community focal point in the new city district.
A Vibrant Urban District
Vydrica is transforming into a vibrant urban district with high-quality public spaces and a strong community atmosphere. Established businesses such as Bistronomy, Ristorante Italiano da Cono i tre somari, OST BLOCK, and grocery stores have already brought life to the streets, and new concepts will soon be added, including the Vydrinko wine bar, KRUH artisanal bakery, Love Them Running Club, and the exclusive DNA beauty salon.
