Vydrica: From a Bold Vision to a Vibrant Urban Quarter
The original vision beneath the castle transformed into a lively urban neighborhood in 2025. Out of 207 apartments, we delivered 172, and the first residents have already moved in. The streets of Vydrica are gradually filling with daily life.
Retail and services had a strong year as well. Vydrica reached full occupancy, and today it hosts 13 brands offering a diverse mix for residents and visitors alike: YEME Grocery Store, DNA Beauty, Dr. Max Pharmacy, Tre Somari, Bistronomy Bratislava, Cherries.sk, Aura Move, Voxberg, Kruh Bakery, Vydrinko, OST BLOCK, LoveThem Space, and School of Arts.

Community and culture played an important role too. Events such as Biela noc, community runs with the Love Them Running Club, a fashion show by designer Michael Kováčik, and weekend yoga in collaboration with OST Block showed that Vydrica is an open urban space for everyone. We also opened several historic sites to the public – the ice pits, Kempelen Park, and a replica of Kempelen’s water system.
2025 also brought further development. Construction began on the boutique V4 residences, work progressed on the Vydrica Offices project, and Vydrica was recognized with the Baumit Facade of the Year award. In 2026, we plan new construction phases, the revitalization of the Water Tower, more community events, and the arrival of the first companies in Vydrica Offices.
Nesto: First Full Year of Operation
For Nesto, 2025 was the first full year in which the neighborhood fully came to life. Community activities were particularly important, helping residents connect and build relationships.
As a responsible neighborhood, Nesto encouraged both physical activity and learning about history. Children from local Petržalka schools took part in a completely free swimming course, and the community also engaged with local military history through the support of nearby bunkers.

A major milestone was the start of construction for Nesto Prime. The first groundbreaking in November 2025 marked a new phase of housing and the continued growth of the neighborhood.
In 2026, new spaces, services, and higher-quality housing will be introduced. Construction of Nesto Prime is underway, apartments from Nesto G will go on sale, and additional phases are being prepared. Early in the year, the neighborhood plans to open the Baja Fyzio children’s rehabilitation center alongside Baja Café. In the summer months, a brewery restaurant, Plzenské srdce, will open, and residents’ convenience will be enhanced by a Z-BOX Packeta for easy pickup of online orders.
Rakyta: From a Construction Site to a Future Home
2025 brought the first significant milestones for Rakyta. The year focused on laying solid foundations for the new neighborhood and its future community.
During the autumn Open House, the public had the chance to explore the emerging modern neighborhood and view model apartments. The first Rakyta Run event got Devínska Nová Ves moving, creating shared moments even before the neighborhood was fully inhabited.

2025 was also strong in terms of construction and housing demand. The shell of apartment buildings A1 and A2 was completed, confirming high interest in the apartments.
In 2026, the project will see the completion and handover of building A1 and the launch of sales for additional residential buildings, ready to welcome new residents. Step by step, Rakyta is transforming from a project into a place that can truly be called home.
Arboria: Steady Growth and a Stronger Community
2025 was a year of steady growth and active community life for Arboria.
A major milestone was the handover of over 160 apartments in the Lúčna building, with new residents moving in at the end of the year. Construction also continues on 180 more apartments in the Stromová building, expanding housing options in Trnava. Civic amenities also grew in 2025. The Health & Balance Centre Sorrisso opened in the neighborhood, providing comprehensive healthcare right on site.

Arboria has long been a place where life happens naturally, and 2025 was no exception. Community events – such as St. Nicholas Day, Halloween pumpkin carving, summer barbecues, and Easter egg hunts – continued to strengthen connections among residents.
In 2026, development will continue with the handover of apartments in Lúčna, construction and sale of units in Stromová, and the launch of the Na námestí phase, including its sales start. Arboria will continue to grow as a harmonious and sustainable urban neighborhood.
